Am I still entitled to the appraisal report if I did not get financing?
ByWe were preapproved for a house purchase by ‘mistake.’ The person who did the preapproval failed to notice a repossession that we have on our credit report.
So, 6 weeks later, we were declined for our home loan.
My question is, do we still get the appraisal report considering we paid $300 for it?

You are legally entitled to it. The problem with the bank is they don’t want you to go elsewhere to get your loan…even though they denied you. They are Sofa king retarded. Anyways…you paid for it…you have the right to it….but they don’t want to give it up…you would have to go to court over it…it isn’t worth it. Ask them very politely…if they say no…ask for their manager…if they say no…ask for the manager’s manager. Try 3 or 4 times. If you still don’t get it….you’ll have to pay for another.

yes it is part of respa and a paper you signed when you started. Call and ask him to print you one and mail it to you

You paid for it, it yours just call the appraiser and request it be mail to you. If it was done though your lender call them and ask for it. I had one done on one of my houses though one lender and then switch lenders. I just had them mail me a copy.

Contrary to what someone said here if the bank ordered the appraisal you cannot get the report from the appraiser. In this case the bank is the “client” and the appraiser may not give you the report without written permission from the bank. This is true even if you paid the appraiser for the appraisal.
The controlling factor her is who “ordered” the appraisal. Whoever ordered the appraisal is technically the client and you must get the copy from them.
If they still won’t give it to you contact your state banking department.
