What is thee quickest way to sell a nice house with some foundation problems?
ByMy grandmother has to sell her house quickly, she has about 8 acres and her house is on land that is going up in price a lot. Is there any hope besides those Ugly duckling places to sell the house within weeks. She would be willing to drop the price drastically… any ideas would be great…
house was bout for 120k 15 years ago, appraised at 190k now…

Depending on how bad the foundation problems are, the house might not pass an inspection so might be next to impossible to sell without getting repairs made first.
Other than that, dropping a price a lot below market can lead to a quick sale. Has she talked to a local realtor? They usually have a good idea of how the market is in your area.

We-Buy-Ugly-Houses I think you can go to:
You could call a Real Estate Agent and list the house as a Handy-Man Special – or Sold-As-Is. Seller will make NO repairs.
You would be surprised how fast it will go.

I STRONGLY suggest that YOU pay for a home inspection NOW, that way you have your own independent opinion of how bad & much it may cost to fix this foundation problem.
an inspection shouldn’t cost you more than $250 depending on the size of your home.
it’s better that YOU get this inspection now, rather than letting buyer order it, they’ll beef up the costs of repair or worse, try to get you to lower the price further.
you want to sell the home quickly but still at a good price & a real estate agent can help you do that. Don’t let buyers know you are desperate or they’ll really rake you over the coals!

Get an estimate. Show the potential buyer and inform them “my asking price is X, I will give you X minus the repair cost”.

she will have to either spend the money to fix it, or sell it very cheap. I would get estimates from foundation repair companies so she weigh her options.
