Building a lake house. trying to sell a house?
ByWe have a GREAT house now – it is beautiful. We want to build a house on a lake and we have the lot and a plan that we like. Our house has been on the market for 3 months and we took it off for the winter. It is now time to put it back on again. Any suggestions to get this house to sell quicker? Should we start building the other before selling this one? We are worried about the market conditions etc. ALSO – do you think incentives like “furnished media room included with full price offer” will help to sell the house????? Any other incentives that you can think of?

NO do not build until you have sold your house.
Not sure where you live but if it is near a big city perhaps you could list with an International Real Estate broker, since the dollar is down quite a few foreigners are buying up the real estate here

I would definitely hold of on building the lake house until you have firm interest on your current home.
By selling now, you are at risk of not getting the full value of your current home or having 2 mortgage payments.
If this is not an issue for you then you can put your house up for sale, but I would see what type of offers you are getting and feel out any possible buyers.
As far as incentives, if you are willing to give away items, then by all means go for it. Now a days you have to have some sort of hook to get interest in your home. You may also want to get creative with financing, for example ’seller will pay closing costs’, or ‘first 3 house payments on us’.
Good luck to you! I would want to get to that lake house as soon as possible too, but with this economy, I think waiting is best.
