Moving- need to sell house FAST- short sale or what?

Ok- owe $126M, house should appraise for $135M-$140M. I am planning on getting a realtor & trying to sell the normal way. I live in St. Louis, MO., and I want to move to PA in the summer so my son can start school in Aug-Sept. If the house doesn’t sell by mid-July, isn’t there a way I can contact the mortgage company and get them to buy it for the amount I owe? I’m afraid a “buy houses quick” place will not offer me the price I need to pay off the mortgage. The house is in great shape, clutter-free, and I think it will sell fast, but who knows in this market? I’ve heard of a short-sale, but it sounds to me like that occurs when you are behind in your mortgage, and you offer the mortgage co less than what you owe, and it sounds like it could affect your credit. Sure- I’d love to make money on this house, but when it comes down to it, if it doesn’t sell, I’m willing to just get out without owing anything. Thanks in advance for your help!

Im about to sell my first house. Any tips?

We are very excited about selling our first house. As we’ve never sold a house before, we dont really know what to expect, what we should do etc.
We have totally renovated our house, gutted the entire inside. Its basically brand new inside. Very modern but its still small.
Do you have tips that will make our house sell quicker and for more?

Tell me about those “We buy your house quick” companies?

I want to sell my house ASAP, but I realize what the market is like. It’s a spacious house and is very nice. I have no doubt it would sell extremely quickly in a good market, but not now. I keep seeing signs for those companies that will buy your house for cash immediately and blah blah blah. What’s up with that? Are they scams? My house is realistically worth about $325K in this bad market. Would they only pay me $240K? Is that the scam?

I want to move out of state. After living in my house for 31 yrs.
I have so much accumalation of stuff, that I don’t want to go with
a realtor and have people coming to my home while I am sorting all of this stuff to decide what to get rid of and what to keep. I figure the best way is to get an investor or rehabber that can look past the clutter and see the potential in the house.
I think it will sell quicker. I am not behind in pmts. so am not in
a desparate situation that I will take whatever I am offered for the house.

I lost my job a year ago, i’ve been struggling since. A credit card has put a lien on my house and now I have no choice but to sell the house and can’t pay off the credit card lien. Can I sell or no? how can i get an estate agent to sell my house quicker ?

My house has been on the market for about 6 weeks , how can iget it to sell quicker , without selling it for nothing , we are emigrating so i need to get as much as possible for it but it seems not to be selling we have had 5 viewings but they are not in a position to proceed until they sell their homes,i am torturing the estate agent but they just say well we v sent it out , i know they cant pull people in off the streets just wanted any extra ideas , have declutterd redecorated in neutral style scrubbed until have no fingers left and does anyone recomend using a couple of estate agents..or indeed doing it them selves..?
sure wondering star its in an area called eaglescliffe and is already competitively priced for a 4 bed 164 995 as there are many in the same postcode andin the next street for upto 100k + our si slightly smaller in dimensions but i mean only a foot or two.not sure what else ot add without adding the link …lol

Need to sell house due to divorce, I need advice?

I am in the process of getting a divorce and neither one of us can afford the house payments on our own. We are considering a quick/short sale but I’m concerned my credit report will be affected negatively. I need advice on what is the quickest and best way to get this house of my hands. I don’t want to deal with the hassle of renters.
