I need information about selling a house fast?

my husband and I need to sell our house because of a job change. What happens if I cant get the amount of my mortgage out of the sale of the house? Will i have to pay that before it closes or will i still be able to make payments? what are the hidden costs in selling a house? I want to know how it works, so let me know! thanks!
Our current house is assessed at $655K, and we own $140K on it. (Potential sale profit of $500K) How is the best way to get the maximum amount for an immediate down payment (the house we like will sell FAST!) without having already sold our current house? Or are we out of luck? Our existing house should sell quickly when it’s ready to go on the market, so we should be in a position repay a loan or HELOC within a few months. We also have retirement plans from which we could also consider borrowing.

I buried the statue upside facing the street and by the for sale sign about 3 weeks ago, and I haven’t had anyone come to my house yet . has anyone tried this before if so how long did it take to sell your house.

“Short Sale” or Foreclsoure?

‘ve been trying to work with my mortgage company for months now while getting no where, it’s always “call back in two weeks”, etc. I had hoped the new March 4th programs would help but I have been calling weekly and my bank still says they haven’t received the info yet with all the details on the program so call back in two weeks.
In the meantime I did list my house for sale just in case I need to do a quick short sale to avoid foreclosure. From everything I heard you don’t want to foreclose, short sale is a little bit better. However I haven’t gotten any offers and have been hesitant to drop the price too low and sell before I found out if any of these new government programs would work to keep me in the house (yes, I still have that pesky whole emotional attachment stuff)…
So this morning I have been thinking maybe enough is enough, let’s get this over with. I love my house but am getting really tired of waiting to see whats going on, should I drop the price to where I think it would sell or do I sit it out and ride the foreclosure process wave as long as I can? Then about an hour ago I find out the builder in my neighborhood has just reduced new construction pricing down into the $160’s, I cringe to think about what I paid 2 years ago ($245K), not that I am concerned about value, I’m happy with the house and it totally serves my need.
So…Should I ride the foreclosure wave as long as possible? Or try to sell this baby as fast as possible as a short sale? Thanks

We’re looking to repaint and I like the neutrality of taupe (as well as the color) but I’ve noticed that every single house that is for sale now seems to have that color scheme. Do you think it is too boring and going to look outdated fast?

Ok here is what happened. Long before we were married my husband purchased a house (I do not say home as neither he nor I ever lived there). In the past years since he purchased this house he has had 2 tenants. Now we are a military family and can not be there to manage the property ourselves so there was a family member doing it for us. Well to make a long story short the family member was not doing a good job and not only was rent never paid but the house was destroyed. Until just recently we did not know the extent of the destruction and were not prepared to have to remodel an entire house. Now we have a week and a half at home and very little money in order prepare this house for sale. Please give me all the ideas you have on how to remodel a 3 bedroom one bath house for as little money as possible in just a short period of time.
